Asphalt vs. Concrete for Commercial Parking Lots

A practical comparison of asphalt and concrete for commercial lots — cost, lifespan, repairs and climate fit for Indiana and Ohio properties.

If you're planning a new parking lot or replacing an old one, the first decision is material. Both asphalt and concrete can serve a commercial property well — but they behave very differently over time, especially in the freeze-thaw climate of eastern Indiana and western Ohio.

Upfront cost

Asphalt almost always wins on initial cost. For most parking lots it installs faster and cheaper per square foot than concrete, which matters when you're surfacing a large lot for a church, apartment community or warehouse. Concrete carries a higher upfront price but can last longer in the right application.

Lifespan and maintenance

A well-built asphalt lot lasts 15–20+ years when it's maintained — crack sealing, sealcoating every few years and timely patching. Concrete can last longer with less routine maintenance, but when it does fail, repairs are more disruptive and more expensive. Asphalt's big advantage is that it's easy and affordable to maintain and resurface.

Climate and freeze-thaw

Our region sees real freeze-thaw cycling. Asphalt's flexibility lets it handle ground movement better than rigid concrete, and it's quick to repair when winter does take a toll. The key with either material is drainage and a properly compacted base — get the groundwork wrong and neither will last.

The bottom line

For most commercial lots in our service area, asphalt offers the best balance of cost, speed and lifecycle value — provided it's installed on a sound base and maintained on a schedule. Concrete makes sense for specific high-load spots like dumpster pads and dock aprons. Often the smartest lot uses both.
