What drives the price
Square footage is the starting point, but the real cost drivers are pavement thickness, the condition of the existing base, how much repair is needed before paving, site access, and how the work has to be phased around your operations. A simple sealcoat-and-stripe is a small fraction of a full tear-out and replace.
Service by service
Sealcoating and striping are the most affordable maintenance services and deliver the biggest visual impact per dollar. Crack sealing is inexpensive and high-value. Overlays cost more but far less than full replacement, which is the most involved option and reserved for lots where the base has failed.
Why the cheapest bid isn't always cheapest
A low bid that skips base repair, uses thin lifts or skimps on compaction will cost more within a few years. Ask what's actually in the scope — thickness, base prep, materials and warranty — so you're comparing equal proposals.
